Some Exciting News

Oh look who's late to class today (me, that's who). Speaking of class, today is my first day of my LAST semester of school. Thank the Good Lord, I can almost see the finish line shining at me from far far far away.

So the title of this blog post is "Some Exciting News" and that is because I have news that is somewhat exciting (to me) to share with you all. You may or may not really care too much about it but I couldn't be happier than a puppy chewing up his mama's most expensive pair of shoes before he gets caught.

We are approved for a mortgage! Derek and I applied for pre-approval in the middle of December, and during my talk with the loan originator, she basically told me that we would be approved, but she couldn't "officially" give me an amount until the application went to underwriting and blah blah. But we heard back last week and we are OFFICIALLY approved, just for the amount we hoped for. 

This is a pretty big step for us, buying a house together (hell, it's a big step for anyone) but especially for two unmarried twenty-somethings. I am so so excited (here's a little hint why) but I'm also nervous. I don't know anything about the home buying process, but I'm ready to learn. Over the past several weeks I've been scouring the internet for homes in our price range and in the location we prefer.

We've talked a lot about what we want in a home, what we absolutely don't want, and what we're willing to compromise. Basically we are in agreement on everything as far as lot size, house size, and location, and the only things we disagree on are very minor and they are both things we're willing to compromise on (should we have a half-bath, is a two car garage mandatory, pre-built barn for storage or build our own, etc). We aren't planning on this being our "forever home" so there are a few things we are willing to sacrifice for a lower price.

Our eventual plan is to build, after both of us are done with school (we both plan on getting our masters in the next few years) so this is pretty much a starter home. And with me graduating in the next few months, I will bring in a significantly higher amount of money so we will be able to upgrade within 5-10 years.

Sorry I don't have much else to say besides that little tidbit of news, but I'd love some advice from any homeowners. Did you have a hard time choosing a house with your significant other? Did you jump at the first house you both loved or did you wait and look at every house available in your price range? I'd love to know you home-buying experiences, both good and bad!

OMG! This is so exciting. I can't wait to see it. I've been bitten by the house bug, fortunately, being the Air Force will allow me to have lots of houses. A sort of house pimp, if you will :) Congrats!

How exciting!! The home buying process is so much fun! My fiancé and I just bought our first home in August. We ended up changing the location that we first decided on and changing a few other of our "necessities," but it was so worth it in the end! We love our house! Good luck with everything! Try to enjoy this time as much as possible - I know it can get stressful and frustrating at times, but it's definitely worth it in the end!

Yay! How exciting! I know exactly how you're feeling considering I'm also part of an unmarried 20 something couple who just bought our first house in August! It's going to get stressful, but it's also so exciting!! Lots of luck to you!!

So exciting!!! Looking for a house is so fun. Of course, it comes with frustrations too, but ultimately I enjoyed it. One big suggestion - make sure your realtor/broker looks into tons of different type of loans. I ended up getting money back at my closing and didn't put anything down on the house. So it's possible to still havey money in your pocket when you sign the papers :)

that's a big-bit of news! i don't know anything about buying a home, but if it were me, i'd be all over pinterest getting all the decorating inspiration i can get :)

This is so exciting! Me and my boyfriend bought a house in September and it was VERY stressful. We were sick of paying rent and knew that if we wanted to save money and be smart, buying was our best option. We looked at a ton of houses and were discouraged because we weren't finding the pinterest home I dreamed of. Eventually, we found one we both loved and put in an offer. Don't settle is my only advice. Houses always come on the market and if you have time, be as picky as you want!

Congratulations! That IS exciting news! We've been in our new (and first) home since the summer of '12 and we knew it was the home for us pretty quickly. We did have to adjust our location a bit, but we're still overall happy with where we ended up since this isn't a 'forever' home for us, either.
Our suggestions? Get good, reliable, and recommended inspectors and if something has 'structural' or 'foundation' issues? Walk away. We haven't faced too many issues with that but I know a few that have and they end up having to pump so much money into the home.

Yay! That is exciting! We're meeting with a real estate agent tonight to discuss what steps we need to take...so we'll be going through the pre-approval process too. It is exciting though to know that house hunting is in the near future!

So exciting congrats!! I bought my first house 4 years and boy could I tell you a lot!!! Shop around, even if it is out of your price range, just for ideas of what is really "essential". Know that it is a buyers market and you can always negotiate a better price but don't insult them by low-balling. Always make the seller pay closing costs. Always get an inspection done by a person of your choosing when they come up with a list of repairs make a top ten list and insist the seller fix the top 3 on your list. I could go on and on but I'll spare you!

Good luck! I'm terrified of shopping and buying a house. I'm so thankful we still have a few more years of renting before that comes! My husband is the complete opposite though.

That's so awesome! The home-buying process can definitely get a little tough. My husband and I bought our house when we were 23 and we have the same plan (this is our starter home, we'll build our dream home later). Congratulations! :)

I am SO sad that I've missed this for so long... We're in the middle of the house searching, mortgage creating, home buying process and it's an adventure to say the least.

We had lots of frustrated "conversations" over the last few months over what's perfect for us and we've decided it's us in the home that'll make it just right. So, we look more at how it'll suit our family for the next five to ten instead of if it's perfect forever. All of the seller's furniture/decor can be SO distracting... Try your hardest to see what you want/love in the space (though I can hardly do so).

Congratulations doll. It's going to be great, I just know.
